John and Jeanette stay in an AirBNB in Bucerias, Mexico -- and review the home in real time on this weeks podcast. It's always a good idea to stay at a few STR's as you approach the launch of your own property.  Because the things that bothered you as a guest, will also create negative reviews for your property. And the "stand out" features can be copied or adjusted in your AirBNB or VRBO, too!

The 3 C's - Cleaning, Cleaners and Cleanliness.

NOTHING, and we mean NOTHING is more important to your guests, and ultimately to your reviews, than the performance of your cleaning crew.  Listen as we walk through our detailed cleaning checklist and get a snapshot on pricing and processes we use. 

Cleaning an STR is nothing a normal house cleaning. Many things that are acceptable in your home, are flat unacceptable in a VRBO or AirBNB property. Learn from others' mistakes 🙂

Cleaning Checklist
  • Initial Check after Guests Depart

      Start washing and drying sheets and towels.

      Check for marks and stains on walls, stairwell, furniture, decorative pillows, etc.  

      Check the fridge and freezer for leftover food and stains from previous use.

      Open the microwave to check whether there are any spillage, stains, or unpleasant smells.

      Inspect hidden surfaces: under the beds, under the trashcans, under the sinks, etc.

      Open all drawers – cupboards, bedside tables, dressers.

      Make sure that nothing is broken.

      Check whether all the valuable items are still in place.

      Take pictures of any damage or problems.

      Check for missing outdoor cushions.

      Check for bugs.

      Note any burned-out light bulbs.

     

    Living Room

      Dust all tables, dĂ©cor, and electronics.

      Clean all windows and mirrors.

      Wipe the walls, light switches, and doors.

      Wipe the chairs and sofa.

      Clean glass table.

      Vacuum and clean areas around and underneath the furniture.

      Organize magazines and other miscellaneous items such as throw pillow, blankets, guest book, etc.

      Vacuum and mop the floors.

     

     

     

    Dining Room

      Clean the glass tabletop.

      Wipe the chairs.

      Dust shelves.

      Clean the windows, curtains, and shades as needed.

      Reset table with mats, plates, and napkins. (see picture)

      Vacuum and mop the floor.

     

    Kitchen

      Clean and degrease the microwave oven.

      Clean the oven, including wire racks as needed.

      Sanitize all countertops.

      Clean the refrigerator and remove all food.  

      Wipe all drawers and cupboards as necessary.

      Restock the coffee pods, creamers, sugar packets.

      Clean coffee makers (make sure all grounds and/or pods are disposed of).

      Restock paper towels (one on the counter and one in the pantry left of the fridge).

      Make sure there are enough dishwasher pods, dish soap and hand soap (additional supplies are in the owner’s closet).

      Empty and clean the dishwasher.

      Empty and clean the trash can.

      Put out clean dish towel for next guest.  Make sure there are extra dishtowels in the pantry left of the fridge.

      Wipe down barstools.

      Vacuum and mop the floor.

     

     

     

    Bathrooms

     

      Clean and sanitize the whole toilet (seat, bowl, lid, tank, etc.).

      Wash and sanitize the toilet brush.

      Clean the sinks and mirrors.

      Replace and fold towels (Put out 2 sets of bath towels, hand towels and wash clothes ,1 black make up wash cloth and 1 bathmat).

      Clean and sanitize the shower and shower glass.  Wipe the faucets and the showerhead.

      Thoroughly clean the mirrors and other reflective surfaces.

      Dust all drawers and dĂ©cor.  Done weekly: Remove cobwebs from the ceiling, corners, and light fixtures.

      Restock the makeup remover packets, shampoo, conditioner, bath gel, lotion, and bar soap if necessary. (see picture)

      Make sure that there is no bathroom mold.

      Vacuum and mop the floor.

     

    Bedrooms

     

      Make the bed and replace all pillowcases and sheets. (see pictures)

      Replace duvet and/or duvet covers when necessary.

      Dust all drawers, dressers, and dĂ©cor.  Done weekly: Remove cobwebs from the ceiling, corners, and light fixtures.

      Clean the light switches.

      Vacuum and mop the floor

     

    Upstairs Loft

      Dust all furniture, dĂ©cor, and electronics.  Done weekly: Remove cobwebs from the ceiling, corners, and light fixtures.

      Clean all windows and sliders when needed.

      Wipe the walls, light switches, and doors.

      Vacuum and clean areas around and underneath the furniture.

      Organize desk, games, and other miscellaneous items.

      Check to see if pullout bed was used and make sure used sheets have been removed.

      Make sure a spare set of Queen sheets plus pillows and blankets are in the linen closet at top of stairs.

      Vacuum and mop the floors.

     

    Houseboat Exterior 

      Wipe and clean all furniture and railings.

      Sweep deck if needed.

      Clean sliding glass doors and any window surfaces within reach as needed.

      Clean outdoor counter and sink.

      Make sure no food items have been left in outdoor fridge.

      Arrange outdoor pillows and check for missing cushions.

     

    Last Steps

     

      Make sure there are at least 4 water bottles in the fridge.

      Make sure there are enough snacks in the snack bowl.  Refills are in the owner’s closet.

      Make sure the Dockside Manual and parking pass and frame of wifi info are on the kitchen counter. (see picture)

      Put any linens that still need to be washed in green bag for Jeanette to pick up.

      Lock owner’s closet and put key away.

      Make sure exterior windows and doors are closed and locked.

      Send Jeanette any photos of broken items, stains, etc.

You did it!  You've received your first inquiry. And that turned into your very first booking. That's a milestone all in itself!  But this is where the rubber meets the road. Communication from beginning to end makes the difference. And don't forget the little things that help you Stand Out!  Here's that welcome note we promised.

We're so excited to host you at the The Dockside this weekend! We will have everything ready for your self check-in at 4:00 pm. tomorrow.

We've set a unique code for you on the lockbox on the Dockside Whale as xxxx -- this code will begin working tomorrow at 4:00 p.m. and will work until Monday at 10 a.m. for check out. 

Here are all the details!

Our houseboat is located <address> but following my descriptive directions below will help guide you better than that address alone 🙂 I have also included a map below to help with getting around the marina area with your car. 

1. Parking is available xxxxx (marked in orange on the map). I've drawn the road and approach for pier parking in GREEN on the map. Parking there requires a pass to be placed in the car for the entirety of your stay (located on the bar area of the houseboat). 

2. Once you've parked at xxxx, you will see the houseboat homes -- we’re the second one in, with the "relax" neon sign lit up in yellow. Take the gangway down to the docks using code xxxx and make your way to the houseboats (optimal path marked as PINK on the map). 

3. Our home has a house number reading 05 and you should see a Dockside “whale” flag at the entrance. The house lockbox is near the front door. Press in your unique four-digit code (xxxx) and then the center lock symbol. It will play a chime and you can pull it open by the tab and remove the key. The parking pass is on the bar and should always be in your car while parked. 

4. There's a binder in the kitchen with much more information about the home, tips, and dining recommendations. And of course, you can always reach out to us by text -- we know all the best places 🙂
